Prefabricated homes aren’t really that new of a concept in the building market. For many decades now, modular prefabricated homes have been built and sold as a less expensive alternative to buying a home on the market. The difference today is that prefab has become trendy. With a bit of an aesthetic facelift and a rebranding scheme, modular homes have become the hot new thing in home building and buying. As statistics on unemployment, a failing economy, crippling debt, soaring college costs, and so much more bombard our views, the thought of owning a house is almost impossible. Many young professionals struggle to pay off college loans well into their adulthood and years after they have completed their degrees. This causes major adult life steps like getting married, buying a house, and having children to get pushed back further and further. But, the prefab homes that are on the market today may be just the answer. Keeping many modern-day issues in mind, prefabricated eco-friendly homes have a lot of offer the young home buyer.

1. Inexpensive

One of the most enticing things about prefabricated homes is that they can really cut back on the price of purchasing and owning a home. Though not all prefabricated models are a cheaper option than buying an existing home, they can offer many aspects of financial relief. When you are looking to spruce up your floors, there are several quick and easy updates that can increase your property value without causing you a lot of time and money. One of the main renovations that brings the best return on your investment is flooring.  If you are concerned of not being eco-friendly, you are in luck. There are a quite a few green flooring options available on the market that are pretty, durable, and that any future buyers will love.

Hardwood Floors

One eco-friendly alternative for hardwood is a salvaged wood floor. People are known to throw away old crates and barrels or to send to the dump remnants of older buildings like farmhouses. Instead, this wood can easily be cleaned, sanded and repurposed as a hardwood floor in your home. Once installed and sealed, these floors not only add character to your home, but they add the  beauty of the seasoned wood grain. Old wood can be found rather inexpensive at salvage yards.

Concrete

Most homes have a layer of concrete under their existing flooring. This concrete or a recently poured top can be turned into a great looking natural stone alternative. Etching and acid staining can color and seal the concrete into just about any shade desired. Concrete also works well installed over underfoot radiant heating systems.

Bamboo

Bamboo is great for floors. Depending on the way the graining lays, bamboo flooring can look just like wood floors, or it can have a neat textured or patterned feel. They are hard and resilient, and bamboo is grown like wheat, quickly in a short amount of time. Bamboo is also mildew-, mold-, bacteria- and water-resistant.  Make sure to look into the VOC levels of the bamboo floor and opt for the lowest possible, no need for breathing fumes from an “eco friendly’ product.

Cork

Cork is normally seen in bottles and as bulletin boards or sign hanging places on walls. Cork is designed to be resistant to mildew, bacteria, and mold. It also naturally repels moisture. The best part is cork floor is soft and warm on bare feet, which makes getting up in the morning a little easier and oh so pleasant.

Glass Tiles

Glass tiles make great floors. They are hardy and durable. They can be very slick, but texturing makes them less slippery. Many glass tiles are made from recycled materials, including bottles and jars. Just look for recycled written on the packaging.  Glass tiles make a beautiful, green choice.

Cork, bamboo, glass tiles, concrete, and salvaged wood are great eco-friendly flooring options. These are easily installed, and when you are selling your home, buyers will love the looks of them. Whichever flooring option you use, these environmentally friendly choices will add value to your home.

Meet the “Bluebird” residence.  This Earth Bound Home’s show house  is also the personal residence of founder David Edwards.  Rated as the Greenest Home in California by Build it Green organization, the original 1400 sq. ft. ranch style home was added to and remodeled, creating a 3100 sq. ft. 4 bedroom, 3 bath home with an office and workout room.   Awards range from Acterra’s Business Environmental Awards Built Environment Award to Build It Green’s South Bay Best New Home award for the 1996 Green Home Tour. Come with us on a video tour to explore all the ingenuity, design and careful choice of materials that went into this project.  (Also see a list of “green” features below the video.)

This home’s many green features include:

• Small 2.7 kw Photovoltaic solar electric panels provide all of houses electrical needs
• Solar thermal renewable energy systems
• An inexpensive and no maintenance Grey water system waters the only plants in the entire landscaping that require water, the clumping Bamboo.
• A 1400 gallon underground rainwater cistern collects rainwater every winter
• All FSC wood framing and FSC certified Brazilian Cherry Flooring
• Home built with Structural Insulated Panels(SIPs)
• 65% more efficient than Californias’ Title-24 Energy Efficiency requirements
• $155/year gas bill, $4/year electric bill, $132/year water bill
• 93%  recycling and reuse of building demolition debris
• Half of all windows were purchased from salvage yards, saving over $10,000 over new windows
• All doors on the first floor were salvaged, saving $3,000.
• All trim throughout the house was salvaged from old redwood decks, fences and the siding on old houses. It was milled on site and the shavings used as mulch on the landscaping.
• New One Lawn Synthetic Lawn contains no heavy metals and requires no maintenance or water. None of the landscape requires supplemental water and saves approx. 50,000 gallons of water a year.
• House uses 31,285 gallons of water a year, for 5 people. This is approx 84% less. than the average household uses(~110 gallons per person/day- including irrigation)

This was fun.  A beautiful day on a roof of an Eichler home in San Jose (off Meridian and Curtner).  I met up with my friend Jarom Ferriante and learned a few cool things about solar panels and foam roofs.  This is a home of a crafty clay artist – Harriet, who’s art is shortly featured in the video as well.  Hope you enjoy!

For obvious benefits, many home owners will remodel their home before putting it on the market for a better re-sale value. Being a busy Realtor, my job requires touring a lot of home listings. What I notice is that following the advice of their agent, the majority of folks pick granite counter tops as the choice to update their kitchens and appeal to the modern buyer. But is granite a true must when it comes to style?

Mining of granite so that our kitchen counters can look just like everyone else’s is not only becoming boring but is also blight on the environment. You see, most of it is quarried from an open-pit mine, which then just becomes an open pit that is often used as a landfill. Plus there’s the issue of how far the granite has to be transported and the carbon footprint it leaves behind. Some of the mines are in desert areas of the United States, but others are in China and India. That’s one long way for it to travel before it reaches our kitchen. That is not necessary.

OK you tech geeks out there who like to build your own stuff, you must have considered building your own or shopping for used solar panels by now…. Why buy used solar panels?  If you are trying to save money on your residential solar electricity project, used solar panels may be a good investment.  Not only can they keep your initial cost low, but you will also be decreasing the waste at your local landfill by recycling.  But not all used solar panels can be effectively reused, so here are some tips to keep in mind before you buy.

What to look for when buying used solar panels

The ideal used solar panel can look almost new.  The glass will be clear, dry and intact with no cracks or holes.  The frame will be square and sturdy, and the solar cell connections will be securely soldered.  Older panels will typically be larger and heavier than the newer models that output the same amount of electricity.  But if the used panels are in good shape, the lower price will offset any size or weight disadvantage.

Check the electrical output from used solar panels

Don’t rely on the electrical output printed on the factory label.  Instead, use a multimeter and check the panel in direct sunlight to find out what its real output is.  The capacity for solar panels that have spent their lifespan in direct sunlight tends to degrade over the years.  But the decrease in output may not be significant.  A panel that is rated at 22 watts might only produce 18 watts after 20 years in the sun.  But if the price is right and the capacity is enough for your project, it could still be a good deal.

Where to find used solar panels

The best source of used solar panels will be one that is close enough that you can visit in person to inspect the panels for damage and electrical output (dig through Craigslist).  Also, try (more…)

Many of us have had a relationship with the stock market of some sorts at one time or another.  Maybe you had more luck but when I bought into the hype in 2001 and lost a chunk in one week, my enthusiasm evaporated like the morning’s dew.  Then I came across a statement by Scott Case from EnergySavvy that read: “Home Energy Retrofits are 3.5X More Valuable Than Microsoft Stock: The 5-Year Payback on Home Energy Retrofit vs. Buying Microsoft Stock.”  Hmmm… given the previously disappointing outcome with the stock market, this sounded like an interesting proposition so I asked him to elaborate for us all here:

“To illustrate the impact of doing a home energy retrofit as an investment, here’s a simplified example. Let’s say 5 years ago, a homeowner in Philadelphia named Julie was deciding between buying $10,000 of Microsoft stock as an investment or spending that same amount of money on a home energy retrofit to reduce her utility bills. What would have been the better 5-year investment?

The Microsoft stock worth $10,000 in May 2005 would have turned into just over $12,100 five years later (a return of 21% over 5 years), including the increase in stock price and the dividends paid out over the course of the 5 years. But it turns out that (more…)

When many of us think of a solar home we normally envision a specially designed, carefully crafted construction .  Hardly ever we can think of a modest 1,200 square foot tract home in South San Jose as being a model for passive solar benefits that almost all of us can achieve.  This is exactly what Frank Schiavo did when he retrofitted his 1978 home to harvest our greatest energy source – the Sun. 

Frank was an extraordinary man.  He was an enthusiastic passive solar home consultant, environmental educator at San Jose State and an avid social change advocate.  One of his most fascinating qualities was that he produced no trash.  That’s right; he composted everything and never bought anything that he couldn’t recycle.  He even stopped paying garbage bills to the city which was a highly controversial and highly publicized move.  Gotta love this spirit of sustainability! 

Unfortunately Frank passed away very unexpectedly last January, just a week before we planned to meet, but he leaves his solar legacy behind for all of us to marvel at and learn from.  He really wanted to use his house as a way of teaching others about benefits of a green solar home “on a budget”.

One of the best perks of making your home more green is that it makes a ton of financial sense.  Windy, rainy and cool weather is already here.  For the amount of money you may spend on candy and Halloween decorations this year you could winterize your home, reduce your carbon footprint, be more comfy and save some money as a result. 

Regardless whether you rent or own – these nine great tips apply to everyone and makes financial sense.  Why 9?  Chinese say it’s a lucky number.  We can use as much luck as we can these days, especially when it comes to saving a few bucks or preserving the environment. 

1. Plug that Draft from Your Outlets
There are several places in your home where you may be losing heat and may not even realize it. One that most people overlook is the electrical outlets.  Remedying this is extremely cheap and simple: Use AM Foam Outlet and Switch Gaskets(just $0.10 each) to stop drafts around your outlets and light switches. West Coast Green 2009 was as informative and inspiring as ever.  Hundreds of vendors and thousands of people have gathered once again in San Francisco to check out world’s latest cutting-edge green building technologies. 

I anxiously waited for this event and when the day finally arrived, I jumped out of bed full of enthusiasm, grabbed my mini HD camera and “went to town”.  In this video I interviewed a few vendors that offered some clever and innovative solutions on how to go “eco friendly” at home.  They were asked to give their “green” pitch in 20 seconds and describe the product or a service.  I had some fun at the end so make sure to watch the entire video…  Enjoy.

Keep your eyes out for two more videos where I interviewed a lovely lady from PG&E asking her why PG&E cares about sustainability.  Considering the usual behavior of big corporations all these incentives to “save energy” and spend less money on gas and electricity just didn’t make sense.  Normally businesses want us to spend more don’t they?  Well I got some answers and some of them will surprise you.
